This newly constructed residence within the ROAM development offers an abundance of features, including a generous floor plan that accommodates up to 10 guests, a two car garage, and a private outdoor hot tub for your enjoyment.


Access is available through the garage or the exterior door, leading to a spacious mudroom that provides ample room for your outdoor clothing and equipment. This level also features a master bedroom suite equipped with a King-sized bed, a complete en-suite bathroom and direct access to the private patio that includes an outdoor hot tub, perfect for unwinding after engaging in various activities while taking in the scenic meadow and mountain views.


The second floor of the unit features an open floor plan enhanced by numerous windows that invite the abundant Colorado sunlight indoors. In the living room, one can unwind on the leather sofa while enjoying the warmth of the gas fireplace and the entertainment provided by the flat screen TV. This space also offers access to a private deck equipped with an outdoor kitchen, complete with a gas grill, a dining area and wicker furniture for relaxation. The living room is conveniently located near the main dining area, which accommodates up to ten guests, creating an ideal environment for social gatherings. Adjacent to this area, there is a half bathroom and spacious modern kitchen. The kitchen boasts stainless steel appliances, pendant lighting, two ovens and a central island that serves as both a meal preparation area and a breakfast bar, accommodating up to four individuals for a quick bite before heading out. A half bath is also available on this level.


The expansive third level of the residence features the additional bedrooms and a laundry room. The second master suite is equipped with a King-sized bed and an en-suite bathroom, while just outside the bedroom door, there is an open area with a desk, providing a convenient space for work, checking emails or uploading memorable vacation photos. The second bedroom includes a Queen and its own en-suite bathroom. The third bedroom is furnished with a double bunk bed, making it ideal for children, and it has access to a Jack-and-Jill bathroom. The laundry room can be reached from the hallway.


The upper level of the townhome features a compact lodging zone equipped with countertop storage cabinets and convenient access to the stunning rooftop deck. This deck area is furnished for comfort, complete with an outdoor rug beneath a well-lit pergola, creating an ideal setting for relaxation. It allows for enjoyment of the views and sunlight during the day as well as a remarkable vantage point for stargazing at night.


This unit registered for short-term rentals with the town of Winter Park. By renting within the town limits, you agree to adhere to the following regulations:
* Quiet hours are observed from 10 p.m. to 8 a.m.
* Wildlife is present in Winter Park; therefore, it is prohibited to leave trash outside overnight.
* Overnight parking is not allowed on any town street from October 1 to May 31, as it may obstruct snowplow operations.
* Please comply with all regulations regarding open flames and verify if a fire ban is in effect. Additional information can be found on the Town’s website.


* This property is designated as a no-smoking area, which includes the prohibition of smoking tobacco, marijuana, or any other substances within the home or on the property grounds.


Guests are not allowed to smoke or bring pets onto the property as per the rules of the Homeowner Association. These regulations will be rigorously upheld, with a $600 fine imposed on guests who violate them.
